RICS Cyprus Property Index – Q3 2025

The latest edition of the RICS Cyprus Property Index with KPMG in Cyprus provides updated insight into property price and rental movements across the main property sectors and districts of Cyprus, based on data for the third quarter of 2025.

Key Findings

  • Apartments: The strongest performer year-on-year, recording a 4.50% increase – the highest of all sectors tracked. Quarter-on-quarter gains were also recorded across most districts, with Larnaca leading on rental growth.
  • Houses: Close behind apartments with a 4.11% year-on-year increase. Paphos recorded the largest quarterly gain, while Larnaca house prices remained unchanged quarter-on-quarter.
  • Warehouses: The standout performer quarter-on-quarter, driven by a sharp increase in Limassol. Year-on-year growth reached 3.69%, reflecting strong industrial and logistics demand.
  • Offices: A steady 3.09% year-on-year gain. Larnaca was the only district to record a notable quarterly uplift in this sector, while other districts remained broadly stable.
  • Retail: The weakest sector across all timeframes. Year-on-year growth was just 0.73%, with quarterly losses recorded in Nicosia and Paphos – a continuation of an ongoing underperformance trend.
  • Rental Values: Apartment rents recorded the strongest annual growth at 4.78%, followed by holiday apartments at 2.87% and offices at 2.53%. Retail rents showed the smallest gain at 0.54%.

Definitions of Property Types in the Index

  • Apartments: Standard two-bedroom urban flats (85 sqm, medium quality).
  • Houses: Three-bedroom semi-detached houses with garden (250 sqm, medium quality).
  • Retail: High-street ground-floor units (100 sqm) and mezzanine spaces (50 sqm).
  • Offices: Grade A, city centre spaces (200 sqm).
  • Warehouses: Light industrial units (2,000 sqm) with office space (200 sqm).
  • Holiday Properties: Apartments and houses in coastal or tourist areas, used for seasonal or leisure purposes.

This index is compiled by RICS-certified property professionals using a methodology developed by the University of Reading (UK), ensuring consistent and reliable insights for investors, banks, and policy makers monitoring the Cyprus property market.
