Axia Automated Valuation Model (AVM Cyprus)

The Axia Automated Valuation Model (AVM) is an automated procedure that estimates the value of a property in seconds, using real sales data recorded at the Cyprus Land Registry. It is currently in beta and available at avm.axiavaluers.com 

How it works

The Axia AVM learns from a very large number of real transactions. If you wanted to price a two-bedroom apartment in a particular Larnaca neighbourhood, you would look at what similar nearby apartments recently sold for and adjust for the differences — floor, size, condition, view. The model does exactly that, across the whole market, automatically.

It has been trained on almost 80,000 completed property sales recorded at the Land Registry, and it uses more than 27,000 recent contracts of sale to keep its estimates aligned with current market conditions. Every estimate comes with a confidence range — the band within which the value is expected to fall roughly nine times out of ten — so you can see how tight or wide the result is instead of relying on a single number.

What it values today

The AVM currently estimates three standard residential property types:

  • Apartments
  • Houses
  • Building plots

It covers the main markets in Nicosia, Limassol, Larnaca, Paphos and the Famagusta free area.

How accurate it is

Accuracy is measured by testing the model on sales it has never seen. 

On that basis, estimates typically fall within roughly 10–15% of the eventual sale price — a little wider for building plots and in less uniform markets such as Limassol — and this keeps improving as the tool develops in beta.

What it does not do

Being transparent about the limits matters as much as the result:

  • It does not value specialised properties — hotels, shops, offices, industrial units, development sites or unusual, complex assets are outside its scope.
  • It does not cover districts outside those listed above.
  • It cannot account for what is not in the data — internal condition, title or legal issues, planning irregularities and unregistered buildings are not captured.
  • For very large plots, it deliberately returns no estimate rather than a misleading one.

It is an indicative tool, not a formal valuation report. Where a signed valuation is required — for example by a bank or for a legal matter — Axia can prepare one.
