AXIA Tools: Free Cyprus Property Tools, Maps and Market Data in One Place

Most property questions in Cyprus start the same way: someone wants a number. What is this plot worth? What does a two-bedroom apartment in that district usually sell for? What will I actually keep after tax if I sell? What rent do I need for the numbers to work?

Answering those questions properly takes a valuation. But before anyone gets to a valuation, there is a long stretch of preliminary work — checking a parcel, reading a planning zone, comparing asking prices, running a quick yield calculation. That work is usually scattered across several portals, PDFs and spreadsheets, and much of it is not accessible to people outside the profession.

We built AXIA Tools to close that gap. It is a free platform, developed within AXIA Chartered Surveyors, that brings property data, mapping, valuation methodology and analytics together in one place.

What is on the platform

  • Cyprus Property Map — search a parcel or an apartment by parcel number, registration number or address, and see its cadastral details, planning zone, nine official checks and General Valuation. Results can be exported as KML, PDF or a map snapshot.
  • AXIA AVM — an automated valuation model built on Cyprus market data, with separate models for plots, apartments, houses and agricultural land. It gives an indicative figure, not a valuation report.
  • Property asking prices — median asking prices per square metre and per property, filtered by district, property type and number of bedrooms, with monthly price trends. At the time of writing the analysis covers 155,549 listings.
  • Development projects — coverage of development projects by district, showing project counts, developers and typical unit sizes. Currently 720 projects and 9,699 units.
  • RICS Cyprus Property Price Index — interactive charts of the index by district and property type, updated quarterly, covering prices, rents and yields.
  • Buy-to-Let Calculator — gross and net yield, return on equity, mortgage payment, cash flow, and the minimum rent needed to make an investment work, including sensitivity to void periods.
  • Capital Gains Tax Calculator — the 20% CGT on disposal of property in Cyprus, with indexation of costs and lifetime allowances applied step by step.

A practical example

Suppose you are considering a €250,000 two-bedroom apartment in Larnaca as a rental investment.

  1. Start with the asking prices analysis to see where €250,000 sits against the median for two-bedroom apartments in that district — above, below, or in line with the market.
  2. Run the AVM for an indicative value, as a second, independent reference point.
  3. Open the Buy-to-Let Calculator, enter the price, your deposit, the loan terms and the expected rent, and see the net yield and monthly cash flow — then increase the void assumption from one month to two and see how quickly the return moves.
  4. If you already own property and are selling to fund the purchase, use the Capital Gains Tax Calculator to estimate what remains after tax.

That sequence takes minutes and tells you whether the deal is worth a serious look. It does not replace due diligence — it tells you where to spend it.

What these tools are, and what they are not

They are decision-support tools. They are indicative, they are based on data that has its own limitations, and they are used at the user's own responsibility.

They are not a substitute for a valuation report, for legal advice, or for tax advice. An AVM cannot see the condition of a property, an unregistered extension, a right of way, a shared access problem, or a title issue. A calculator cannot see your personal tax history. Where the decision is significant — a purchase, a bank facility, a court matter, a tax filing — get a professional opinion in writing.

Used with that understanding, they do the job they were designed for: they let anyone reach a reasoned first view quickly, and they make the eventual professional work faster and better informed.

Where to find them

The platform is at tools.axiavaluers.com, available in English and Greek. The Cyprus Property Map and the AVM are accessible directly from the main navigation. Everything is free to use, and it will keep expanding — the aim is to make property information in Cyprus easier to access, analyse and use.
